These Terms & Conditions outline the rules, policies, and conditions for booking and staying at Balance Treehouse. By making a reservation or visiting our property, you agree to abide by these terms.
All bookings must be made through our website, Airbnb, or directly with us.
Full payment is required at the time of booking unless otherwise agreed.
You must be 18 years or older to make a reservation.
The person booking is responsible for ensuring all guests comply with these Terms & Conditions.
Check-in: After 2:00 PM
Check-out: By 11:00 AM
Early check-in and late check-out are subject to availability and must be requested in advance.
You may cancel your stay up to 24 hours before check-in for a full refund.
Cancellations made within 24 hours of arrival are non-refundable.
No-shows will be charged in full.
If you need to modify your booking, please contact us as soon as possible and we will do our best to accommodate you.
To ensure a safe and enjoyable experience for all guests:
No parties or events are permitted.
Only registered guests are allowed on the property.
Smoking is not permitted inside the treehouse.
Pets are not allowed, unless otherwise agreed.
Quiet hours are from 10 PM to 8 AM.
Guests must respect the surrounding nature and neighbouring properties.
We reserve the right to ask guests to leave without refund if house rules are violated.
Guests must treat the property and its contents with care.
Any accidental damage should be reported immediately.
Guests are liable for significant damage caused by misuse or negligence.
Balance Treehouse is located in a natural environment; please take caution on stairs, decks, and outdoor areas.
Balance Treehouse is not liable for any injury, loss, damage, or theft of personal belongings during your stay.
Guests are responsible for their own safety and should exercise caution in elevated outdoor spaces.
Nothing in these terms limits liability where it cannot be legally excluded.
We process your personal data in accordance with GDPR and Irish/UK data protection laws.
Personal data is used for managing bookings, communication, and security.
We do not share your data except where necessary to process your booking or comply with the law.

We are not responsible for delays, cancellations, or changes caused by events outside our control, such as:
Severe weather
Power outages
Natural disasters
Government restrictions
Emergencies or unforeseen circumstances
In such cases, we may offer alternative dates where possible.

Refuse a booking
Cancel a reservation
Remove guests from the property
If a booking is cancelled by us for reasons other than a breach of terms, a full refund will be provided.
